Situated in the island's most sought after destination, just two minutes from the famous Uluwatu beach, we are developing a boutique ocean view hotel property with a strictly limited number of units.

Our architectural challenge was to introduce a concept entirely new to Bali. The design team has seamlessly integrated bold, constructivist principles with the lush, tropical heritage of Southern Bali.

Lyvin Uluwatu Apartments is perched on a verdant hilltop, offering panoramic ocean views and refreshing island breezes. The development is conveniently located just a five minute stroll from the area’s premier beach clubs, fine-dining restaurants, wellness spas, and fitness centres.
The Area
Environment
Uluwatu is an idyllic peninsula community, home to Bali’s most iconic beaches, world-class surfing, and serene retreats. Residents enjoy an eclectic collection of boutique cafés, retail spaces, and vibrant natural landscapes.
The Greater Uluwatu region maintains its pristine forests and avoids mass development due to its unique zoning regulations. The designated tourist zone, ideal for high-end hotel construction, is restricted to a narrow coastal strip within 300 metres of the ocean. Beyond this, the Green Zone strictly limits construction to exceptional cases with a maximum 15% build-up. This preservation is what makes our landscape so unique.

The Complex

The development features a refined blend of public and private facilities, including a luxury spa, signature restaurant, forested park, and a sprawling 300 m2 swimming pool. Residents and guests can enjoy the simple luxury of strolling home after a massage or heading to the restaurant for morning coffee without ever having to leave the grounds.
Lease terms: the land is held on a 35-years leasehold, with a priority right to extend for a further 20 years, providing a total secure term of 55 years.
