Lyvin Uluwatu Apartments is a serviced apartment and community space including a total of 44 one and two bedroom apartments, a spa, a restaurant, a 300 square meters swimming pool and its own forested park area on an area of 226,624 square meters. Completion in December 2025.

In the most sought-after location on the island, just 2 minutes from the island's famous Uluwatu beach, we are building an ocean-view hotel property with a limited number of units.

Concept

The challenge for the architects was to create something new that is not yet offered in Bali. The team took constructivist solutions and integrated them into the tropical nature of southern Bali.

Lyvin Uluwatu Apartments is seated on a lush green hilltop featuring panoramic ocean views and an island breeze. It is conveniently just a 5-minute walk from the area's most popular beach clubs, countless restaurants, wellness spas, and fitness centers.

Uluwatu is an idyllic peninsula community in Bali, surrounded by the Islands most sought after beaches for surfing and relaxing alike. A unique and eclectic collection of cafes, retail spaces, beach clubs and vibrant natural landscapes.
One of the reasons that the greater Uluwatu region still boasts forests and the absence of mass development is the specificities of its zoning. The tourist area, which is suitable for hotel construction, is located on a strip of land that does not exceed 300 meters from the ocean. Everything else is a green zone, which can be built on in exceptional cases, and then only by 15%. This is what makes the landscape so exceptional.

Complex

Uluwatu complex features a combination of public and private facilities, including a spa, restaurant, forested park, and sweeping 300 m2 swimming pool. Residents and guests can relax and enjoy the simplicity of walking home after a massage or strolling over to the restaurant for a morning coffee without leaving the premises.
Lease terms: 35 years included in the agreement, plus
a 20 year fixed renewal.
